Date of Substantial Completion is necessary for determining warranty for the work we do, and is determined by the general contractor/owner. There needs to be a means to record this date. Warranty Begin date is figured off of the date of substantial completion, and Warranty End is usually 1 year after Begin, but sometimes a special situation arises when the GC/Owner wants more than 1 year warranty., so there needs to be a means to record different warranty end dates.
The other date fields in PM Contracts will not work for either of these because they are affected by other modules that automatically change the dates. Date of Substantial Completion is NOT the Close date, and is NOT Projected Completion Date. It is a separate entity.
Date of Substantial Completion, and also Warranty Begin and Warranty End dates are all very important to every discipline in construction, and needs to be present in the Project Management modules. Contractors are liable to the companies they contract out to according to these dates to provide additional services due to warranty according to the date of substantial completion and warranty end, so it is crucial contractors can keep track of it.
